Understanding your levy contributions is an important part of strata ownership. Here’s everything you need to know about finding, paying, and managing your levies.

How Do I Pay My Levies?

Apogee Strata uses the DEFT payment system, giving you a range of flexible payment options:

  • BPAY: use the unique BPAY details on your levy notice
  • Online: log in or register at deft.com.au to pay via internet banking
  • Phone: pay by phone after registering at deft.com.au
  • Australia Post: pay in person by cheque or EFTPOS

When Are Levies Due?

Most schemes require levies to be paid quarterly, in advance, on the first day of each quarter. Due dates are set at your scheme’s General Meeting, though some schemes operate on monthly, six-monthly, or annual cycles.

Apogee issues levy notices approximately one month before the due date. If payment hasn’t been received, we’ll send a courtesy reminder to keep things on track. If levies remain unpaid 30 days after the due date, interest of 10% per annum will apply as required by legislation — this goes directly to your Owners Corporation, not Apogee.

What Are My Levies Actually For?

Your regular levy contributions are split across two funds:

Covers the day-to-day costs of running your scheme, including building insurance, utilities, and common property maintenance.

Long-term savings set aside for major works and future capital expenditure, such as painting, roof replacement, or shared facility upgrades.

Additional contributions approved at a General or Annual General Meeting to cover unexpected or significant costs not covered by existing funds.

Who Decides the Levy Amount?

Each year, Apogee prepares a draft budget for your Owners Corporation to review. At the AGM, owners vote to adopt the budget and set levy contributions for the year ahead — ensuring the amounts reflect the actual needs of your scheme.

 

What If I’m Struggling to Pay?

We understand that financial pressures can arise unexpectedly. If you’re having difficulty meeting your levy obligations, a payment plan may be available to help manage any overdue contributions. Payment plan decisions are made by your Owners Corporation or committee, not by Apogee. Reach out to your strata manager to discuss your situation and we’ll work with you to find a path forward.

Why Have I Been Charged Interest?

If payment is not received within 30 days of the due date, legislation requires interest of 10% per annum to be applied to the outstanding balance. This interest is paid directly into your Owners Corporation’s trust account. Apogee is not able to waive interest charges on your scheme’s behalf.

 

Can Interest Be Waived?

In limited circumstances, yes. You can request a waiver by contacting your strata manager in writing and outlining the reasons for the late payment. The committee will then consider the request at a Committee or General Meeting in accordance with strata legislation.
